Organic farm of about 33 hectares (81.5 acres) with state-of-the-art olive mill, glamping, and rural tourism
Ref. GRO191
In the heart of a hilly area, the farm covers 33 hectares (81.5 acres), with the possibility of expansion. It is among multi-year olive groves and arable land, enriched by woods and shrubs. The crops have been organic for years. The olive grove is mainly specialized and includes a century-old Seggianese olive grove in full production. Two adjacent land bodies, connected by a farm road, define a solid and scalable agricultural structure.
The building heritage tells a story of value:
Main Residence: a rural building dating back to the second half of the 1800s. It is now a two-level manor house of about 270 sq m (2,906 sq ft).
Guesthouse: a three-room apartment of 100 sq m (1,076 sq ft) has been expanded and rebuilt from scratch. It maintains only the external walls and offers two double bedrooms, two large bathrooms, open-plan kitchen, living room, and outdoor pergola.
Annex/depot/showroom: 140–160 sq m (1,507–1,722 sq ft), completely renovated and immediately convertible into living space.
Agricultural tunnel: 200 sq m (2,153 sq ft).
Glamping area: with 12 approved pitches, currently developed into four lodges (4+1 beds), and two structures with two beds each. This totals 24 beds.
The property also includes a spacious swimming pool in the company center.
Between 2019 and 2020, renovation works renewed roofs, insulation, and systems. They feature LPG heating, underfloor heating, condensing boilers, and solar thermal systems.
The annex used as a depot hosts a 19.8 kW photovoltaic system (March 2025). It includes 10 kW storage batteries, supporting energy self-sufficiency. The agricultural annex used as the company olive mill, 110 sq m (1,184 sq ft), houses a modern cold mechanical processing plant. It features a controlled atmosphere for olives, producing high-quality oil with advanced equipment.
Completing the farm are two artesian wells about 70 meters deep, a Roman well, and a water reservoir ensuring water reserves for irrigation and greenery.
The agricultural management favors biodiversity and experience. The farm is located within a large hunting reserve, offering guests the opportunity to enjoy hunting and outdoor activities in an exclusive setting. For further growth, there is significant expansion potential. Negotiations are underway for about 50 additional hectares (123.6 acres) of arable land and adjoining woods. Additionally, over 300 sq m (3,229 sq ft) of warehouses are in the planning stage. Financially, the company has already activated PSR interventions for about €120,000 in non-repayable grants at 70%. It is participating in the SRD01 call for the competitiveness of agricultural companies. New initiatives are also ready for the expansion of the olive mill and tool shed.
Additionally, rent-to-buy solutions can be considered to facilitate the transaction. A note of prestige: in 2021, the company participated in and won the TV show "Quattro Hotel," hosted by the well-known chef Bruno Barbieri. This success increases its visibility on the market today. A unique proposal for those seeking an integrated organic agricultural project, with a cutting-edge olive mill, established tourist offer, and ample development prospects.
