A restored Art Nouveau villa in the Valdarno area of Arezzo, set amongst terraced olive groves and offering views of sunsets over the valley

Ref. ARZ480

On the lower slopes of Pratomagno, where olive groves cascade down in terraces towards the Arno plain, an Art Nouveau villa can be seen from afar with its watchtower, red-brick and sandstone walls, and painted lunettes above the windows. It is a residence of approximately 900 square metres, brought back to life by a restoration completed in early 2026 that skilfully combined contemporary Italian design with the decorative heritage of the period: herringbone terracotta floors, openwork brick loggias, and large wooden windows that frame the valley like paintings.

The approach and the garden

A private driveway winds its way up through the olive trees to a spacious car park. The entrance staircase, flanked by two terracotta eagles, leads to the villa, whilst the well-tended gardens stretch around the house across 7,700 square metres of land, with approximately 7,000 square metres of terraced olive groves behind it. The swimming pool, surrounded by sculpted cypress trees and stone vases, faces west: in the evening, the light turns golden over the hills and the sun slowly sinks beyond the valley, bringing every day to its most beautiful close.

The main floor

The mezzanine floor is dedicated to entertaining. The drawing room, with its stone fireplace and period chandeliers, opens out onto a light-filled bay window overlooking the grounds, whilst the dining room, with its high ceilings, looks out over the canopy of centuries-old trees. The kitchen, with its marble island, monumental extractor hood and antique sideboard, opens onto the veranda and around 100 square metres of panoramic terraces, which in summer become the most beautiful dining room in the house. The floor is completed by a sitting room, a bar area, a library, a games room, a gym beneath a painted coffered ceiling, a bathroom and an Art Deco-style cinema room with forest-green walls and a velvet curtain.

The bedrooms and the tower

On the first floor, two suites occupy opposite ends of the house. The master suite features a sitting area, a walk-in wardrobe, an en-suite bathroom and a balcony; from here, one can access the tower’s loggia, where a panoramic bath, set amongst columns and light curtains, overlooks the entire valley. Three further guest bedrooms, a shared bathroom, a separate toilet and a laundry room complete the floor. Four-poster beds, terrazzo and terracotta floors, antique furniture and windows that fill with light filtered through the pine trees in the morning give each room its own unique character.

The basement

Carved out of the rock, the original cellar is now an intimate tasting room, where the coolness of the stone preserves both wines and conversations. The same level houses a fully restored staff flat, comprising a small bedroom, a living area and a kitchenette, with a separate entrance, as well as storage rooms.

The lemon house and utilities

The old lemon house, featuring large glazed arches that glow with warm light in the evening, now houses the utility rooms for water and electricity and a bicycle storage area, and can be converted into a garage for three cars. The villa is fully electrified, with air conditioning in every room, a comprehensive home automation system, a Wi-Fi-controlled security system and smart locks. Water is supplied by a private spring on the property, and the installation of solar panels would enable full energy self-sufficiency.

The local area

The Upper Valdarno is a region of stone villages, Romanesque parish churches and roads winding their way up towards the beech forests of Pratomagno. Arezzo is about 30 minutes’ drive from the villa, whilst Florence and the Chianti region are approximately 45 minutes away. The property is being sold fully furnished and ready to move into, and the sellers are open to making minor aesthetic adjustments to suit the buyer’s taste.
