An agritourism estate of about 85 hectares among the holm oak woods of the Amerini hills, with an early twentieth century farmhouse, a hamlet of fifteen suites, stables and an organic olive grove
Ref. PER485
In the hills south of Amelia, where the largest holm oak forest in Umbria rolls in dark waves down towards the Tiber valley, lies an estate of approximately 76 hectares, joined by an adjoining farm of about 9 hectares with an olive grove and two farmhouses, for a whole of some 85 hectares that time had left in silence and that a patient project has brought back to life. At its heart stands a large stone farmhouse from the early 1900s, already fully restored; beside it, a newly built hamlet of 15 suites, stables with 20 boxes and a custodian's house, farm buildings and a swimming pool overlooking the woods. The whole property lies within the protected nature area of the Amerini hills, and it shows in the quality of the light, the resinous scent of the oaks and the stillness that settles in at sunset.
The farmhouse
The core of the estate is the main farmhouse of about 600 sq m, restored with respect for its original structure. The limestone walls are left exposed, beamed and terracotta ceilings rise above generous living spaces brightened by skylights, and a vaulted stone room houses the reception desk like an old cellar. The great hall with its library and monumental fireplace is the natural setting for evenings with guests. The farmhouse contains 3 apartments and one room equipped for guests with disabilities, together with a fully fitted professional stainless steel kitchen designed for the estate restaurant, whose completion and extension are part of the planned works.
The hamlet of suites
A short walk from the farmhouse rises a small, recently built hamlet in stone and terracotta, whose towers, loggias and outside staircases recall the outline of an old rural settlement. It holds 15 suites with panoramic windows onto the woods, timber ceilings and bespoke furniture; the finishing works are nearing completion. A wellness centre is planned in the lower ground floor of the main block, rounding off an offer conceived for slow, quality travel.
The stables and life outdoors
Further down, among the meadows, stand the stables with 20 boxes and a central aisle, roofed with a photovoltaic system, along with the custodian's house and ample space for a riding arena. The estate plan includes an equestrian centre, equipped woodland trails and an adventure park, alongside farming, livestock, an educational farm and the cultivation of local produce. Several agricultural outbuildings and the swimming pool, for which a new pumping system is planned, complete the property.
The landscape
The estate covers some 76 hectares of hills, meadows and woodland dominated by holm oak, in a purely agricultural area far from any noise. From the terraces around the farmhouse the eye travels across wooded ridges that fade into blue, while in the evening the stone of the buildings glows gold. The historic centre of Amelia, with its polygonal walls, is about 6 km away; the Orte-Cesena expressway is about 15 km away, putting Rome, Orvieto and Todi within easy reach.
The adjoining farm and the olive grove
The property is completed by an adjoining farm of about 9 hectares, set at some 460 metres above sea level at the foot of a small hilltop village, looking out over the Tiber valley. Here an old olive grove of around 1,200 trees, mostly of the native Rajo cultivar together with Leccino, Moraiolo and Frantoio, spreads over about 5 hectares and yields an organic PDO extra virgin olive oil that has won national awards, picked by hand and pressed within hours. Among the olives lie an organic vegetable garden of about 1,000 sq m and an orchard of heritage fruit varieties, while some 3 hectares of holm oak wood climb the slope. The land holds two farmhouses of about 290 sq m and 300 sq m, the second already run as a holiday home, and an agricultural barn of about 150 sq m.
A project ready to resume
The investments made so far have turned an inactive farm into an almost complete hospitality complex. To bring the property into operation an investment of approximately € 950,000 is estimated, including some non-essential accessory works, to be carried out in about four months: finishing of the hamlet and suites, completion of the restaurant, landscaping, the access road and outdoor lighting. The price also includes the adjoining farm. The sale of the main estate takes place through the total transfer of the agricultural company that owns the estate, which also gives access to the regional non-repayable grants available for farming in Umbria; the existing loan may be taken over, with the outstanding balance deducted from the price.
Price: € 4,000,000 negotiable
