An old stone farmstead with twenty flats, a restaurant and a swimming pool in Chianti
Ref. SIE469
In the heart of the Sienese Chianti region, where rows of vines trace the contours of the hills like lines on a page and olive groves turn silvery in the first breeze, an ancient stone farmstead preserves the unspoilt rhythm of the Tuscan countryside. Four houses, originally built to accommodate the families who worked this land, now cluster around a swimming pool and a restaurant, forming a small rural community that welcomes guests from all over the world. Siena is about twenty kilometres away, yet here time is still measured by the seasons of the grape harvest.
One hamlet, four houses
The complex covers approximately 1,540 square metres and comprises twenty holiday apartments, spread across four stone buildings on two levels. The largest farmhouse accommodates four flats, each with its own separate entrance, covering approximately 340 square metres; a short distance away, a more intimate house accommodates two flats covering approximately 130 square metres. Each building retains its exposed masonry, traditional wooden beams and window frames, allowing the morning light to stream in through the windows overlooking the vineyards.
The courtyard and the swimming pool
The third complex is the largest: nine flats covering approximately 530 square metres, grouped around a stone-paved courtyard accessed through an archway. A short walk away lies the 16 x 8-metre swimming pool, surrounded by a lawn and tall trees, and the tennis court. A small outbuilding housing a utility room and two toilets, sheltered by a portico, provides a welcome retreat for those long summer days spent between the water and the shade.
The village restaurant
The fourth farmhouse combines five flats totalling approximately 240 square metres with a restaurant of approximately 230 square metres, opening onto a spacious veranda where dinners stretch on until the hills fade into the blue of the evening. This part of the village is completed by a laundry room of approximately 40 square metres serving the accommodation business and a small separate storeroom. Overall, the property has 25 bathrooms and independent heating, and is in good condition, ready to continue its role as a guesthouse or to become a large family home in Chianti.
Between Siena and Florence
Surrounding the village is the landscape that has made Chianti famous throughout the world: ridges of vineyards, oak woods, isolated parish churches and dirt tracks winding their way up towards the wine-producing castles. Siena is about 20 km away, Florence Airport about 80 km, Pisa Airport about 120 km and Rome Fiumicino about 270 km – distances that make the property easily accessible to an international clientele. The energy performance certificate is currently being issued.
