In the most scenic heart of the Crete Senesi, a few kilometres from Asciano, we are offering for sale an organic farm of approximately 52 hectares: a completely fenced-in 'closed estate' with hunting rights, open views and a natural setting of great value, among ravines and gently rolling grey-blue hills.

The property is designed to be lived in and managed with ease: inside, there are approximately 6 km of farm roads surrounded by greenery, useful both for easy movement and for harvesting and managing produce.

Buildings

At the centre of the estate is the main house (approximately 400 m²), a 15th-century farmhouse built on an imposing slab of tuff. The structure is typically Tuscan, with exposed brick and stone. Significant work has already been carried out: the floors have been reinforced and the roof has been renovated, insulated and ventilated. The interiors are to be finished, leaving room for complete personalisation.

There are two outbuildings serving the farm:

• Barn (approximately 200 m²), dating back to the early 1900s, consolidated and rebuilt, with insulated and ventilated roof; interiors to be finished. Possibility of recovering an additional 100 m². A 19.50 kWp photovoltaic system is installed on the roof.

• Agricultural shed (approx. 138 m², expandable by a further 72 m²) used for storage/equipment management.

Land and production (approx.)

The farm is already organised with different crops and areas:

• 8 hectares of arable land

• 5 hectares of olive groves with approximately 1,300 native trees (Moraiolo, Frantoio, Cipressino, Leccino, Pendolino), producing three types of oil

• 15 hectares of Marzuolo truffle (white) production

• 5 hectares of certified and labelled prized white truffle (Tuber Magnatum) production

• 9 hectares of fine timber arboriculture

• 8 hectares of coppice woodland

• 2 hectares of courtyard/building area

There is a well and a lake of approximately 50,000 cubic metres, fed by rainwater, navigable and suitable for fishing.

Organic, certifications and potential

The farm's products (oil, truffles, mushrooms and forest products, wheat and barley) are organic, controlled and certified. The oil is I.G.P. (Protected Geographical Indication). By virtue of the rights held, it is possible to plant 6-8 hectares of vineyards with native grape varieties.

The farm is equipped with all the necessary equipment for its operation. Employees: none.
