Fifty-two hectares of organic land amongst the badlands of the Crete Senesi, featuring a 15th-century farmhouse, truffle grounds and a private lake
Ref. ASC218
In the most picturesque heart of the Crete Senesi, just a few kilometres from Asciano, the hills roll in soft, blue-grey waves, interrupted only by the patterns of the badlands. Here lies an organic farm of approximately 52 hectares, a fully enclosed estate with hunting rights, criss-crossed by around 6 km of farm tracks leading through fields, olive groves and woods towards vast horizons.
The manor house
At the centre of the estate stands the main house, measuring approximately 400 square metres, a farmhouse which sources date back to the 15th century, perched on an imposing slab of tuff. Exposed brick and stone reflect the purest Tuscan tradition. Structural work has already been carried out, with the floors reinforced and the roof renewed, insulated and ventilated, whilst the interiors, which are yet to be finished, offer the freedom to design the spaces according to one’s own taste.
The barn and the shed
The barn, measuring approximately 200 square metres and dating from the early 20th century, has already been stabilised and re-founded, with an insulated and ventilated roof and interiors requiring finishing: a light-filled space well-suited to hospitality or the processing of produce. The roof is equipped with a 19.50 kWp photovoltaic system. There is also a workshop of approximately 138 square metres for storing equipment. Both buildings offer potential for extension, subject to verification by a technician.
The land and the truffles
Eight hectares of arable land change colour with the seasons, whilst five hectares of olive groves, comprising around 1,300 trees of the Moraiolo, Frantoio, Cipressino, Leccino and Pendolino, produce three types of I.G.P. olive oil. The picture is completed by 9 hectares of premium timber plantations, 8 hectares of coppice woodland and 2 hectares of farmyard. The real treasure, however, lies underground: 15 hectares of Marzuolo truffles and 5 hectares of prized White Truffle (Tuber magnatum), certified and registered, the hunt for which on misty autumn mornings is a ritual that few places in the world can still offer.
Water and views
A well and a small lake of approximately 50,000 cubic metres, fed by rainfall, navigable and suitable for fishing, bring a reflection of the sky amidst the clay. All produce – olive oil, truffles, mushrooms, wheat and barley – is organic and certified. It is reported that the estate holds the rights to plant 6 to 8 hectares of native vines, subject to verification during due diligence. The estate is equipped with all the necessary farming equipment, has no employees, is connected to all utilities and is easily accessible; if required, it can be divided into separate plots.
