Set amongst the hills of Montalcino, just a few kilometres from the village, the land unfolds as a single, contiguous plot of 68.52 hectares that surrounds the estate’s centre on all sides. It is a landscape of rows of vines and golden ridges, where the name of the place is written in water: two lakes, each holding around 45,000 cubic metres, reflect the sky amongst the vineyards. The estate is certified organic and designed to harmonise production, hospitality and private life.

The vineyards

The vineyard comprises 5 hectares of Brunello di Montalcino and 2 hectares of Rosso di Montalcino, both organically farmed, as well as 1 hectare of IGT. The medium-textured soils – grey clay and sandy clay with occasional interlayers of sand and puddingstone – drain well and are free from waterlogging or landslides: the very stuff from which Tuscany’s most famous Sangiovese is made.

The estate and the agritourism

At the heart of the complex is a historic farmhouse of approximately 536 square metres, recently renovated, with walls constructed from a mixture of stone and brick and a roof of timber and terracotta tiles. It comprises two flats and a room with en-suite bathroom for the agritourism accommodation (114 square metres in total), a spacious private flat with high-quality finishes and air conditioning, the reception area, and a 138-square-metre breakfast and dining room with kitchen. Outside, a low-salinity saltwater swimming pool overlooks the countryside. The farm complex is completed by the former stables (132 m²), now used as a storeroom; the former pigsty (142 m²), for which there was a proposed accommodation development project to be reviewed; a shed (164 m²); and a workshop (80 m²).

The wine cellar

The second agritourism property, measuring 631 square metres over two storeys, houses a wine cellar on the ground floor, built in 2020, which is climate-controlled and compliant with regulations, equipped with barrels and recently acquired machinery to manage the entire process, from winemaking and barrel ageing through to bottle storage. On the upper floor is a residence that has been renovated to a high standard. The listing indicates the possibility of extending the winery by approximately 300 square metres, subject to verification by a technician.

Water and energy

A reverse osmosis and chlorine dioxide water purification system for lake water makes the estate largely self-sufficient – a rare privilege in an age when water is the true wealth of the countryside. In terms of energy, there is a 10 kW photovoltaic system with 22 kWh of storage, a 600-litre solar thermal system, a second 6 kW system on the agritourism property, an electric vehicle charging point and a carport with a 4 kW photovoltaic system.
