In the Cortona countryside, where the hills slope gently down towards the waters of Lake Trasimeno, a stone house is enveloped by lush trees and plants, almost blending into the landscape. The enchantment begins the moment you arrive, beneath the canopy of trees shading the car park: in summer they welcome you with their dense greenery; in autumn with a shower of golden leaves. Then the house comes into view, with its warm stone façades and a veranda where roses, wisteria and jasmine fill the air with their scent whilst the afternoon slips by over a cup of tea.

The house and its rooms

The property offers 333 m² of living space, plus 24 m² of outbuildings. On the ground floor, you enter a double living room with a fireplace, the convivial heart of the house, which opens onto the open-plan kitchen and a dining room, also warmed by a fireplace. This same level also houses the room containing the old bread oven, now converted into a study, a bathroom with a sauna and shower and a further room that could serve as a study or a single bedroom.

The oven room

There is a place in this house that seems tailor-made for rainy days. It is the old bakery room, opening out onto the greenery through a splendid glass wall, where you can sit with a book and a cup of coffee by the warmth of the fireplace, whilst outside the garden becomes glistening and silent. Here, the memory of bread once baked in the stone blends with the soft light streaming in through the large windows.

The upper floor

A staircase leads to the first floor, where the sleeping area unfolds peacefully. A bedroom is served by a bathroom with a window, a spa bath and a shower; a corridor with a built-in wardrobe leads to a spacious double bedroom and a gallery which opens onto the terrace, offering a privileged view of the countryside. The floor is completed by another bedroom, featuring original 18th-century terracotta floor tiles, and a bathroom with a bath and shower. Between the bedrooms on the first floor and the single bedroom on the ground floor, the house accommodates up to four bedrooms and three bathrooms.

The garden and swimming pool

At the rear of the house, the swimming pool overlooks the lush garden, in a secluded and sheltered spot where time seems to slow down. The hottest hours of the day are spent in the water and in the shade of the trees, and in the evening the scent of the flowers returns, more intense, as the cool air rises from the countryside.

The house is situated in the municipality of Cortona, a few kilometres from the Etruscan village and close to Lake Trasimeno, with Arezzo, Perugia and Montepulciano all within easy reach. It is a property designed to enjoy the tranquillity of nature, whilst also serving as an ideal base for a tourist accommodation venture, in one of the most popular areas of Tuscany amongst travellers from all over the world.
