Poggio del Sole Country House

Overlooking the hills stretching between Montanare and Valecchie, in one of the quietest and most sought-after areas of the Cortona countryside, Casale Poggio del Sole occupies a position that has made this corner of Tuscany famous throughout the world. Woods, open fields and cultivated land surround the property, creating a landscape that constantly changes with the light of day, whilst the south-east-facing aspect ensures sunshine throughout the day. One feels secluded, yet never isolated: the historic centre of Cortona is just a few minutes’ drive away.

The main residence, measuring approximately 290 square metres over two floors, is the result of a restoration that has successfully preserved the soul of the original farmhouse: exposed stone walls, imposing beams and traditional terracotta flooring. On the ground floor, a generously proportioned living room centres around a monumental carved stone fireplace, perfect for both family evenings and larger gatherings. The rustic, airy and fully liveable kitchen features an island with a private wine cellar and opens onto a bright dining area, directly connected to the outdoor spaces — a natural flow between indoors and outdoors that defines the entire house.

The five bedrooms, conceived as private suites rather than mere rooms, share the same attention to materials: exposed timber beams, wooden ceilings and generous proportions that give each its own distinct character. In the master bedroom, a second stone fireplace stands out opposite the bed. The five bathrooms, clad in natural stone and refined mosaics, with elegant basin-style washbasins, evoke the atmosphere of a private spa, striking a balance between historic character and contemporary comfort. A detached annexe completes the property, offering separate accommodation for guests, family members or staff — an ideal solution for extended family living, seasonal use or a sophisticated hospitality venture.

Outside, the panoramic swimming pool overlooks the hills and the surrounding valley, framed by local stone and flanked by a spacious sun terrace; a pergola with a covered seating area invites you to linger on long Tuscan evenings, when the light turns golden over the ridges. Terraces, gardens, shaded areas and open lawns offer a variety of settings for enjoying the outdoors in every season, whilst a balcony and a terrace strengthen the connection between the interiors and the landscape.

The estate covers approximately 4.3 hectares cultivated using organic methods: 1.6 hectares of mixed woodland and coppice for shade and natural privacy, 1.3 hectares of pastures and open meadows suitable for horses or walking trails, 1.2 hectares of arable and wooded land with potential for vegetable gardens, orchards or a private olive grove, as well as a flat area of approximately 500 square metres next to the house for a garden and vehicle access. The property is further enhanced by air conditioning, independent heating, a cellar, covered parking and well-organised outdoor areas.

Given the size of the land, the quality of the interiors and its proximity to one of Tuscany’s most sought-after cities of art, Casale Poggio del Sole lends itself equally well to use as a permanent residence, an international holiday home, an equestrian estate or a rural hospitality venture, subject to the necessary authorisations. It is a private retreat designed for those seeking space, authenticity and the freedom to experience the Tuscan countryside at their own pace.
